Ott Consulting Inc. provided full-service land development engineering and permitting support for the Iron Works Apartments—marketed as Iron Flats Apartments—a major redevelopment project at 300 Furnace Street in Emmaus Borough, Lehigh County.

The project transformed a long-vacant foundry site, formerly the borough’s most visible eyesore, into a vibrant residential community featuring 144 apartment units across four 4-story buildings. This redevelopment enhances the borough’s appeal while attracting new residents to support downtown Emmaus businesses.

Ott Consulting utilized in-house drone technology to develop a high-resolution aerial base map, providing the foundation for efficient and accurate site planning. Our team secured all local land development approvals, including critical environmental permitting from the Pennsylvania Department of Environmental Protection (PADEP) for the restoration of on-site wetlands.

A spray irrigation system was implemented as the selected stormwater management solution to meet NPDES Permit requirements. This innovative approach aligns with sustainable development practices while ensuring effective runoff control.

The project is currently under construction.  Ott Consulting is providing construction stake out and NPDES critical stage inspections for the Notice of Termination.
