Ott Consulting Inc. is providing full land development engineering services for the Savage Road Warehouse Building, a large-scale industrial project currently under construction in a mixed-use area east of Savage Road and south of Atlas Road.
The project site includes agricultural land, an existing residence, areas of former industrial use, and open space previously used as a quarry. The property is traversed by the Dry Run stream, requiring careful site planning and environmental sensitivity.
The development features a 357,840 square foot warehouse facility supported by substantial site infrastructure, including:
- A new access road with stream crossing, connecting to Savage Road via easement across adjacent parcels
- Emergency vehicle access to Atlas Road
- Full site layout with parking, truck circulation, and loading facilities
- Sanitary sewer and potable water service installations
- A stormwater management system with three detention basins and a comprehensive conveyance network utilizing spray irrigation
Ott Consulting led the design and permitting for Subdivision and Land Development, and secured a PADEP stream crossing permit and NPDES permitting. The Savage Road Warehouse Building project is a strategic investment that reclaims underutilized land for productive industrial use and long-term economic growth.
