On March 4, 2021, the Board of Commissioners of Lower Macungie Township conditionally approved the Land Development Plans for the ABE Doors Redevelopment project located at 6692, 6718, and 6776 Hamilton Boulevard. The plan proposes to demolish all existing structures and construct a 3,960 s.f. Car Wash and a 11,300 s.f. retail building. The new retail building will house ABE Door’s new showroom as well as other businesses, which could include a restaurant with outdoor dining.
The project involved obtaining a zoning variance to allow a car wash facility, a NPDES Permit, PennDOT permitting for two driveways and utility connections, stormwater management Act 167 approval from the Lehigh Valley Planning Commission and obtaining an Arborist’s recommendations to help preserve the seven existing historically significant Sycamore Trees along the project’s frontage. The project included extensive buffering from the neighbors, providing buffering walls around the car wash, dark sky compliant parking lot lighting design, and a pedestrian walking path along the front of the site.
The project began in 2018 and entailed extensive coordination with the Township Staff to accommodate the Township’s pre-enacted Ordinance guidelines. Ott Consulting provided feasibility studies, boundary and topographic survey, full land development services, stormwater management design, erosion control and NPDES permitting design, as well as landscape design. The project is anticipated to begin construction in 2021.
